Factories and plants taken down and the site cleared

Industrial demolition at TTL Services takes down factories and plants across New Jersey, old mill buildings included. The heavy concrete comes out too: slabs, pads, foundations and loading docks. Structural steel and scrap metal are sorted out and sent to recycling. When we leave, the site is clear for redevelopment.

We are a demolition contractor based in Paterson, and industrial work takes us anywhere in New Jersey. Developers, general contractors, plant owners and towns call us when an industrial building has to come down. Our excavators carry demolition grapples and buckets, and our trucks haul the loads.

What happens before a factory or plant comes down?

Before demolition starts, federal safety rules call for a check of the plant's pipes and tanks. The check looks for hazardous chemicals and flammable materials. Where any are found or suspected, they are tested and purged first.

Tank cleaning and chemical work belong to an environmental contractor, and they come before our machines. The licensed asbestos abatement contractor we work with removes any asbestos before the teardown. The town's demolition permit waits on that step. Our page on asbestos removal before demolition shows how the two jobs fit together.

Part of a plant may stay in use during the work. Federal rules then call for the power or water lines it needs to be relocated and protected. Every other line is shut off or capped outside the building before demolition starts.

Concrete demolition and scrap metal handling

Concrete demolition starts once the building is down. We break out the floor slabs and pads, then the foundations and loading docks. The broken concrete is kept apart from the steel and the rest of the debris.

New Jersey's recycling rules class waste concrete, brick and block as Class B recyclable material. A recycling center needs the state's approval before it can take Class B loads. The concrete from our jobs goes to one through our concrete recycling and debris hauling work. On a site under state cleanup oversight, the concrete is tested or documented as clean first, under state guidance.

Structural steel and scrap metal are sorted out as the plant comes down. Before a wall is pulled over, federal rules call for the steel members in it to be cut through first. The steel and other metal then go to recycling.

Old mills and factories around Paterson

Paterson began in 1792 as America's first planned industrial city, built around the Great Falls of the Passaic River. Raceways carried water from above the falls to power the mills. By the end of the 1800s, its silk mills had earned it the name Silk City.

Nearly half of all silk in the United States was once processed there. The city also built railroad locomotives from 1832 until 1923, the National Park Service records. By the 1960s, only a few mills were still running.

Today our yard in Paterson holds the equipment for our industrial work. North Jersey sits at the core of our area, and plant jobs take us across the state.

How We Work

How a Job With TTL Services Runs

From the first call or text to the finished work, here is how it goes.

1

Call or text

Call or text (201) 673-5470 and tell us what has to come down and where. Photos, plans or bid documents help us read the job.

2

We look at the job

We look at the building and the lot, and how our machines will get in. We note what the building is made of and what stands close to it.

3

The quote in writing

The quote spells out what comes down and how the lot is left. We set the date once you say yes.

4

Before the teardown

Each utility confirms its connection is removed or sealed, and then the town can issue the demolition permit. Any asbestos that would crumble is abated before the teardown. A call to New Jersey One Call (811) gets the buried lines marked.

5

Teardown and a clean lot

Our excavators bring the structure down, and the debris is sorted and hauled. The lot is left graded, or dug for the new foundation when the builder is ready.

FAQ

Industrial Demolition Questions, Answered

Common questions about industrial demolition around Paterson and the rest of North Jersey. If yours is not here, call or text and ask.

Call (201) 673-5470

How much does industrial demolition cost?
The plant's size and height come first, then how much steel and heavy concrete it holds. Foundations, asbestos and the haul to recycling move the number too. We look at the site and put the quote in writing, so call or text (201) 673-5470.
How long does an industrial demolition take?
The work before the machines comes first: the hazardous materials check, any tank cleaning, the asbestos abatement and the permit. When a teardown disturbs over 5,000 square feet of ground, the soil conservation district must certify an erosion plan. New Jersey's One Call law treats demolition like digging, so 811 gets notice 3 to 10 business days ahead. After that, the size of the plant sets the pace.
What happens to the machinery left in the plant?
Equipment the owner plans to sell comes out first, through the owner's own buyer or dealer. Metal left in the building after that is scrap. It is sorted out with the steel and sent to recycling.
Who handles contaminated soil at an old plant?
The party responsible for the site does, under New Jersey's cleanup rules. When a plant closes or changes hands, the state's Industrial Site Recovery Act can trigger that cleanup. State law has the responsible party hire a Licensed Site Remediation Professional to oversee it. Our part is the teardown and the building debris, in step with the cleanup.
Do you take down warehouses too?
Yes. A warehouse that stands with a plant comes down in the same job. A warehouse on its own lot is commercial demolition work, and we take that on too.
Can you clear the site for the next use?
Yes. After the plant comes down, the slabs and foundations come out and the debris is hauled away. Then the ground is graded to the plan for the next use. That finish work is our site preparation and grading.
