Demolition, Debris Removal and Site Work in Paramus

Paramus pairs streets of 1950s houses with a regional shopping corridor on Routes 4 and 17. More than a third of the borough's homes went up in the 1950s. Dozens of those houses now come down each year so new ones can rise. Along the highways, older office and commercial buildings come down for new projects.

TTL Services is a demolition company based in Paterson, about 6 miles west of Paramus. The borough is part of our North Jersey service area. As a demolition contractor in Paramus, we take down houses and commercial buildings for homeowners, builders, developers and towns. Call or text (201) 673-5470 to talk through a building in the borough.

Why are so many Paramus houses torn down?

Most Paramus homes went up after World War II. About 35 percent were built in the 1950s, says the Census Bureau's survey. The median year built is 1963. About 85 percent are detached single-family houses, and most are owner occupied.

Many of those houses now give way to new ones. From 2014 into late 2024, the borough issued permits to demolish 377 housing units and build 457. State figures show 52 homes demolished in Paramus in 2024, the most of any Bergen County town. That ranked ninth in New Jersey.

A teardown here is usually a whole house on a suburban lot. Our house demolition work takes it down, garage and all, then breaks out the old foundation. Buildings in the borough's Historic Preservation zone need a certificate of approval before they come down. The zoning code also lets the borough postpone such a demolition for six months.

Demolition along the Route 4 and Route 17 corridor

Routes 4 and 17 cross in Paramus. The Garden State Parkway meets Route 17 about a mile north of Route 4. Shopping centers line both highways, as the borough's own code notes. Commercial property covers about 35 percent of the borough's assessed land, and low-density homes under 28 percent.

The borough's Highway Commercial Corridor zone covers 559 acres along most of both highways. It allows mixed-use buildings with up to 24 apartments an acre. The borough's 2025 housing plan says the zone lets lagging big-box retail and office sites be redeveloped with apartments. State figures show 10 office demolition permits in Paramus in 2024, behind only Newark and Camden.

Our commercial demolition work takes down retail and office buildings and breaks out their slabs. We sort concrete and steel for recycling and haul the rest away. One of our published projects was a property abatement and demolition in the borough. Where asbestos is present, the licensed asbestos abatement contractor we work with removes it first.

What does Paramus ask for before a demolition?

The Paramus Building Department at Borough Hall issues construction permits under the state Uniform Construction Code. Its permit list includes the demolition of homes, pools and other structures. State rules add utility releases and written notice to adjoining owners before the permit.

The borough adds steps of its own. Its demolition ordinance calls for a cash deposit or surety bond with the construction official before the permit. The amount is larger for buildings other than houses. Within five days after the work, the applicant files a recycling tonnage report with the borough's Recycling Coordinator.

Paramus also keeps a Sunday rule. The borough code bars worldly employment or business on Sunday, apart from works of necessity and charity. So a demolition schedule in the borough leaves Sunday out. New Jersey One Call still gets the 811 notice at least three business days before work starts.

Stream buffers and filled ground in Paramus

The Saddle River and several brooks run through the borough, including Sprout Brook and Van Saun Mill Brook. The borough's stream guide says work within 50 feet of the top of a stream bank needs a state permit. For Highland Brook and Soldier Brook, that line moves out to 300 feet.

FEMA's flood maps put roughly 11 percent of the borough's land in the 1 percent annual chance flood zone. Each lot's map panel decides. The federal soil survey maps about 15 percent of Paramus as filled ground over a wet substratum. Much of it lies in low areas along the streams.

Fill can hide old debris, and wet ground can slow a dig. Where the borough's soil moving permit applies, only clean fill acceptable to the Borough Engineer goes in. As an excavation contractor, we dig the new foundation hole and haul the excess dirt away. The builder's concrete contractor pours the new foundation in the hole we dig.

I needed a very thick concrete patio removed. After the first company I called packed up and quit after a few hours, Tailor showed up and got the job done in no time. Tailor really is a stand up guy and very trustworthy. Looking forward to working with them on future projects.

Paramus FAQ

Questions We Hear Around Paramus

A few of the questions we hear most around Paramus. If yours is not here, call or text and ask.

Call (201) 673-5470

What does it cost to tear down a house in Paramus?
The house's size and what it is built from move the price most. A basement, a garage, a pool, an old oil tank and asbestos abatement all add to it. Utility disconnects, permit fees, the borough's deposit and disposal belong in the budget too. We look at the job and put the quote in writing, so call or text (201) 673-5470.
Can demolition work happen on a Sunday in Paramus?
Plan on other days. The borough code bars worldly employment or business on Sunday, apart from works of necessity and charity. Ask the borough before counting on any Sunday work.
What if a Paramus house has asbestos?
Asbestos comes first. State rules call for any asbestos that could crumble during the work to be abated before the house comes down. The licensed asbestos abatement contractor we work with handles that step. Then we take the house down under our asbestos abatement and demolition service, one contract for both.
Does Paramus pick up demolition debris?
The borough does not. Its materials disposal guide says debris from construction or demolition is not collected. The contractor or the resident handles disposal. We haul our own jobs' debris and send concrete and metal to recycling.
Does a Paramus teardown need a soil erosion plan?
It can. When a demolition disturbs about 5,000 square feet or more, state law calls for a soil erosion plan. The Bergen County Soil Conservation District certifies it. The state's 2026 manual says a teardown for a new house can need one for both phases of the work.
