Site Prep and Grading
We take a teardown lot or a raw lot and make it ready for the builder. Site preparation clears the ground first, then grades it to the plan.

When a building comes down and a new one is planned, the lot needs a hole for the foundation. As an excavation contractor, TTL Services digs that hole. We dig the basement and the footings to the plans, then haul the extra dirt away. When we leave, the lot is ready for the builder.
Excavation is the step that follows our work as a demolition contractor in Paterson. When the old building is gone, we dig out its foundation and cut the new hole on the same lot. We also dig on lots that are already clear. The excavators leave our yard in Paterson for digs across North Jersey.
Tell us about the building or the site and where it is. We look at the job and put the quote in writing.
After a house teardown, the old basement walls and floor can still be in the ground. When the plans call for a new foundation, our excavators break that old concrete out. It goes out with the rest of the job's debris as part of our debris removal work.
Then the new hole goes in. We dig to the lines and depths on the plans, a little wider than the walls. That extra room lets the builder's crew set the forms. We cut the footing trenches last, down to the depth the plans show.
Cut and fill moves dirt from high spots to low ones until the lot matches the plans. Clearing and the final grade are part of our site preparation work. Then the hole is ready for the builder.
The plans set the depth, and we dig to it. New Jersey's residential building code splits the state into two frost zones. In North Jersey, from Mercer and Middlesex Counties north, the frost line sits 36 inches down. House footings usually go below that line, and a basement goes deeper still.
Paterson sits on reddish-brown sandstone and shale, with ridges of basalt in and around the city. The Great Falls drops 77 feet over that basalt. Across much of the low ground, the glaciers left loose sediment on top of the rock. So a dig can start in soil and hit rock lower down.
On a city lot, the next building can stand a few feet from the dig. Federal safety rules call for support, such as shoring or underpinning, when a dig puts a nearby building at risk. The same rules limit digging below the footing of a nearby foundation.
A new building needs its utility lines run in from the street. We dig the trench to the route and depth on the plans. The utility contractor then sets the pipe in it.
Before any trench opens, the utilities mark their buried lines after a call to 811. Near a marked line, state law keeps machines 2 feet away until the line is found by hand.
Federal rules require a protective system for workers in any trench 5 feet deep or more. The walls can be sloped back, or shoring and trench boxes can do the job. A cut made wholly in stable rock is the exception. The dug dirt also sits at least 2 feet back from the edge.

The quote spells out what comes down and how the lot is left. We set the date once you say yes.
Each utility confirms its connection is removed or sealed, and then the town can issue the demolition permit. Any asbestos that would crumble is abated before the teardown. A call to New Jersey One Call (811) gets the buried lines marked.
Our excavators bring the structure down, and the debris is sorted and hauled. The lot is left graded, or dug for the new foundation when the builder is ready.
