The old building is down, and the lot is full of broken slab and old footings. Before the next foundation goes in, TTL Services clears that ground and grades it to the plan. That is site preparation, and we do it after our own house demolition and commercial teardowns. We also prepare raw lots for developers and general contractors, towns and counties.
Site prep starts with what sits on the lot and what lies under it. Stumps and roots come out of a raw lot, and buried slabs and footings come out of a teardown lot. Low spots get fill, packed down in layers, and the lot is graded so water drains where the plan shows. Our excavators and trucks come out of our Paterson yard, and the foundation excavation can follow on the same job.
Tell us about the building or the site and where it is. We look at the job and put the quote in writing.
Clearing takes the brush and trees off the lot. Grubbing pulls the stumps and roots out of the ground. Roots left in the soil rot, and the ground over them can settle under a slab.
On a teardown lot, clearing means what the old building left behind. Old footings and slabs come out, and the rubble leaves with our demolition debris removal. Concrete and metal go to recycling.
Trees can need the town's sign-off before they come down. Towns under New Jersey's municipal stormwater permit had to adopt a tree removal and replacement ordinance by May 1, 2024. Ask the town's offices what your lot needs before the clearing starts.
New Jersey's Soil Erosion and Sediment Control Act covers most jobs that disturb more than 5,000 square feet of ground. Demolition counts, and so does clearing or grading land for any use but farming. The local soil conservation district must certify a plan to control erosion before that work starts.
Paterson and the rest of Passaic County fall under the Hudson-Essex and Passaic Soil Conservation District. Bergen County lots go to the Bergen County district. An engineer or architect draws the plan, and we set the silt fence and other measures it shows.
A town cannot issue a certificate of occupancy until the plan's permanent erosion measures are in. Grading and grubbing move earth, so New Jersey One Call gets notice through 811 before the work. State law sets that notice at three to ten business days ahead.
Rough grading moves the bulk of the soil and shapes the lot to the elevations on the plan. Fill goes into the low spots in thin layers. Each layer gets compacted before the next one goes down.
Finish grading comes last. It sets the final surface so rain runs away from where the building will stand. Under a slab or a footing, the fill has to meet the compaction spec on the builder's plans.
After a teardown, site restoration leaves the lot graded and seeded, or at the grade the builder asks for. Where a district plan applies, New Jersey's rules call for 5 inches of topsoil on ground to be seeded. The subsoil under it is tested for compaction, or loosened 6 inches deep first.

Each utility confirms its connection is removed or sealed, and then the town can issue the demolition permit. Any asbestos that would crumble is abated before the teardown. A call to New Jersey One Call (811) gets the buried lines marked.
Our excavators bring the structure down, and the debris is sorted and hauled. The lot is left graded, or dug for the new foundation when the builder is ready.
